Urban, rural and protected land

On urban land, installation is straightforward, like any home. On rural land, it depends on the municipality and whether the plot is in a recognised settlement. On protected land (Natura, ANP) it is generally not possible. We review the plot zoning with you before purchase.

Major vs minor works

Although the module is assembled in 48 hours, legally it remains a dwelling and requires major works permit in most Canary municipalities. We do not sell the "live without permit" fantasy: it always ends badly.

CTE climate zone A2

All models comply with the Spanish Technical Building Code for zone A2 (Tenerife coast). Calculation report available on request.

Habitability certificate and financing

Habitability certificate possible once installed and connected. Financing: classic mortgages are difficult with modules. More viable: personal loan, leasing, or deferred payment through AUTARKIA up to 36 months.
